Terms and Conditions

LIMITED OCCUPANCY: The occupancy is limited to a maximum of 6 adults, including children. If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund.

NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or inconvenience neighbours, nor use the premises for any unlawful purposes.

CARE OF PREMISES/DAMAGES: NO PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay Owner for any damages to furnishings, household items or pool resulting from Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to the Renter’s occupancy.

OWNERS' RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by the Renter shall be forfeited as liquidated damages.

INDEMNITY CLAUSE: Renter hereby agrees to indemnify and hold Owner harmless from any claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein.  Renter assumes all risk of injury or other losses relating to any recreational activities, including use of the private swimming pool on the Property, and will hold Owner harmless with respect thereto.

NO SUBLETTING: The renter may not sublet or assign this lease for all or any part of the premises without the owner's prior written consent.

REPAIRS AND MAINTENANCE:  The Property is rented with the Owner’s furniture and household furnishings.  The owner shall not be responsible for providing additional furnishings or equipment that are not available at the Property.  The Renter will report any maintenance issues immediately to the Owner.  The owner will make every effort to repair and/or replace any equipment that is not functioning correctly. However, we cannot guarantee that all equipment is in good operating order at all times. Consequently, no rate adjustments or refunds will be made for equipment or appliance failures.

CANCELLATIONS: A full refund is available if cancelled within 48 hours of booking and at least 14 days before check-in. If cancelled between 7 and 14 days before check-in, the host receives 50% of the total for all nights. If cancelled less than 7 days before check-in, the host gets 100% of the total amount for all nights.​

PARKING: Parking is only permitted in the driveway and under the carport—no off-road parking or in the garden area.

HOUSEKEEPING SERVICE—A housekeeping person will visit every two days to perform general cleaning of the house. A gardener will visit the gardening area every three days to clean it.

Renter and Owner, by signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement and each assumes the responsibility for the obligations set forth herein.

Renter acknowledges receipt of the House Rules. 

Renter acknowledges that they have read, accepted, and agreed to the terms.

House Rules

  1. Respect the Property: Treat the host’s home as you would your own.​
  2. Rubbish disposal: Food waste must be in the outside bin beside the kitchen. All plastic items must be placed in the designated plastic collection bin. All rubbish must be placed in the outside bin every night. These practices will help prevent insects and flies from getting into the house. 
  3. Guest Limitations: Only the approved number of guests is permitted to stay overnight. Disruptive gatherings are prohibited.
  4. Smoking: Follow the host’s smoking policy, which may include restrictions on tobacco, cannabis, and e-cigarettes.​ A smoke detector is installed in the home, and any smoke will trigger the alarm.
  5. Noise: Observe designated quiet hours and refrain from making disruptive noise, such as loud music or shouting.
  6. Commercial Activities: Do not engage in commercial film or photography without documented permission from the host.
  7. Guest Limitations: Only the approved number of guests are permitted to stay overnight. Disruptive gatherings are prohibited.​
  8. Cleanliness: Avoid leaving the space in a condition that requires excessive cleaning, such as mouldy dishes or soiled carpets.
  9. Pool: The pool motor must be switched on before you use the pool and turned off after use. Children must be under supervision at all times in the pool and around the pool area.
  10. Oven/BBQ: Oven and BBQ must be cleaned as soon as you finish cooking.

CHECK OUT PROCEDURES:

  1. CHECK-OUT NO LATER THAN 11.00 AM
  2. All furniture should be returned to its original location.
  3. Empty all trash in the garbage dumpster located at the far end of the parking garage in the designated area.
  4. Remove and dispose of all food items from the refrigerator and pantry/cabinets.
  5. Place dishes, utensils, and other items in the dishwasher and turn it on when you depart.
  6. Remove sheets and all dirty towels and place them in the laundry area.
  7. Leave a set of keys with the house representative.
